Most developers focus on the visual elements—floor plates, ceiling heights, the window wall—and completely miss the three systems that decide whether a conversion pencils out: the sanitary risers, the electrical distribution, and the core bathrooms.

Part of the reason these checks matter so much: residential plumbing is fundamentally different from office plumbing. An office floor might have two bathrooms and a kitchenette. The same floor, converted to apartments, has ten full bathrooms, ten kitchens, and laundry stacks. That's not decorative work—it's hidden systems running through walls that were designed for a different building. Good conversion teams price that reality up front. Great conversion teams document it, check it, and then price it.
