That’s changed.
Feasibility First

The vendor said it was “within industry standard.” I pulled our specification, showed the thermal stress calculations, and explained that in a bedroom, that difference matters at 2 a.m.
The vendor had to redo the order at their cost—about $22,000. If I had signed off, the glass would likely have failed inspection and the project would have slipped two months. So glad I caught it when I did. I was one signature away from approving the wrong glass.

You know those fiber gummies ads—the promise that a daily supplement can fix years of neglect? Sometimes building owners want the architectural equivalent: a cheap, fast fix for an under-performing office asset. It doesn’t exist.
A conversion is a systems problem, not a cosmetic one. Here’s the checklist I run for every project:
- Existing structural grid and slab capacity
- Window size, spandrel condition, and thermal performance
- Vertical risers for mechanical, electrical, and plumbing
- Fire separation and egress path changes
- Acoustic separation between new residential units
- Tenant improvement allowances that actually match the work
None of these can be “supplemented” later. If the ducts don’t fit, you can’t take a daily gummy and call it a day.
